We got it!

We officially are closing at 3pm tomorrow! We did our final walk-through today, and the only thing we saw was one small thing with the new roof, which we will check on tomorrow and try to get it fixed.
We did have a little issue with our loan; our broker put in the wrong loan amount, which we noticed when we were signing the papers but he said it would be fine. Now, they need to draw up the papers with the correct amount, which they claim can still get done by tomorrow at 3, so everything should be fine. I was not exactly happy to hear about this, since we caught this mistake before and he claimed that there was nothing wrong. Oh, well, there is nothing we can do about it now!

We will send our new address in an email. We are so excited!

House Updates

Hi all - no new house news, which makes me very scared because we are supposed to close on the 29th!!!!!!!!! AHH! We drove by yesterday and the roof still wasn't finished or even started. It has been very nasty weather here, so that is what they are saying, but I am from Michigan, we work in all weather! Oh well, we will let you know as soon as we know.

Great News

Good news not related to the house --- we got our state test results from last year and my students did really well (this is Mary btw)! We actually got the individual student results back last week, but today we got to compare our results with the rest of the 6th grade math teachers. It was great to get a perspective on my results, since the first thing I did is focus on the kids that didn't grow as much as I would have liked. Today I was able to compare my results to other teachers.
Here is the breakdown - Colorado is now focusing on the percent of student growth, which is similar to the growth percents used for babies' and tolders' height and weight. So, typical growth is between 35-65%, with low growth 0-34% and exceptional growth being 66-100%. Overall, putting all my classes together, about 85% of my students made exceptional or typical growth, with 60% of my students making exceptional growth! Out of all subjects tested in the school, in all grades, I had the highest growth percentile median, at 77% (meaning half of my students had larger than 77% growth percentage). I had 12 students with growth of 90% and above, with two students score 99%!!! That means they scored higher than 99% of the students in Colorado who scored their same score in 5th grade. Such great news!!!! Now I can't wait to find them in the hallways and tell them the good news!

We will be sure to update about our loan and closing info as soon as we know.

We should be good!

Hi all, I know some are wondering - we talked to our Bank of America guy today, and he said we should have nothing to worry about with the loan. They average the last 36 months of paychecks, so we should be all set!!! We are having the subleasers sign the official papers today! Woo hoo!!

Pic updates

Tour de Fat 09.12.09
New Belgium Brewing Company hosted a Tour de Fat (for their famous beer Fat Tire), which went right by our house. It consisted of a lot of crazy people in costumes and very interesting bikes biking around Denver while drinking beer. I liked this picture above because of the guy with the mullet.

Can you see Joey taking a picture of the people in banana costumes?

Labor Day 2009
We went with Tim and Krista to a ski and snowboard sale, and Tim and Justin won these sunglasses. Enough said.

Then, we went to Taste of Colorado for the fourth year in a row.

Our favorite stand. Not quite sure why that previous sentence is a link... maybe there is a reason Justin usually does this!

CORN!!!!

Posing with free meat samples.

Our House (maybe!)
The super old kitchen floor, which we both kind of like a lot.

View from a bedroom into the bathroom.

Other bedroom.

Very red bathroom.

Oldest stove ever. The burners slide out!

Built-in in the dining room.

Mary in the living room.

Front door.

Before Taste of Colorado, Tim and Krista come over for libations and booglyball. Here are the boys concentrating on the game.

The dogs love Krista.

This is what happens when you play booglyball on the patio.

House Updates

Hi all, here are the latest updates on the house:
we put in the official paper to the seller about the inspection requests. We basically asked for the roof, furnace to be cleaned and serviced, fixing a small problem with the AC, cleaning the sewer lines, and cleaning out the trash in the crawl space. Our Realtor said that the sewer issue is not a huge one, that every house in the area has the same issue, and if all of a sudden the toilet doesn't flush or the sinks back up, that would be when we would need to fix/redo the sewer lines. He said nothing huge usually happens with these old sewer lines (like backing up into our yard or anything). So that is good!
We talked with our Realtor and he said the seller's agent said that he is 99.9% sure that the seller is going to agree to all of the things we requested. It is all pending some costs of some of the things (she is checking out different prices I guess). So that is also good news!
Some not-so-good-news, we realized that we got approved off of a paycheck that is our highest paycheck in the year (it was June's, the end of the year paycheck). We aren't getting a loan for anywhere near what we got approved for, so we should be fine, but we are just expecting the worst-case scenario right now. So, we find out in a few days if our loan will be approved, and we will let you all know as soon as we do! In my mind, this is the last biggest thing to overcome, so cross your fingers!!!
We just uploaded a few pics, so we will add another post right now...

House Inspection

hey all - just a quick update, because I know people were wondering... house inspection was today!
The guy found no problems with the major systems of the house! There were some things that were old (thee older outlets, air conditioner pump, fan in bathroom), but nothing that was a deal-breaker as far as the purchase is concerned, and nothing that had to be fixed right away.

HOWEVER --- the sewer scope guy came and it wasn't the same story with him. The sewer line has two breaks, one hole, and one sagging part in the line from the house to the street. The guy recommended a total replacement - about $3k - instead of singular fixes - about $1.5K - because the line is clay, and it will start getting holes and breaks more frequently as time passes. He said off the record that the fixes could wait a few years, but it will be nice to either get the money off the house or get it fixed right now. SO, that will be the biggest issue that we will need to negotiate. I am so happy that today pretty much passed without anything huge coming out! Yeah for us!!!!

Recent new events 2

We put an offer on a house!!!!!!!!!! And it was accepted!!!!!! 1070 Krameria - it is in a great neighborhood called Mayfair, and we have been looking for houses in our price range for months and months with no luck. We both started to believe we couldn't get a single-family house in that neighborhood, hence the townhouse we liked, but we were VERY excited to find this one! We can actually afford it, and I think it is a good example of the worst-house-in-the-best-neighborhood idea. It isn't really that much of a "worst house" but it does need some updates, which we can do with time. The current owner has lived there 10 years with no updates, and before her the owners liked there 40 years. It is very well taken-care of, and the little period details show with a built-in and decorative wall to ceiling transitions. We still can't believe how great this house is for us!!!!!!!!!!!!! AHHHH!!!!!!
